Why I Didn't Trust the Other "Best Towns" Lists

Okay, real talk. I've read a dozen of these "best towns to raise a family in NJ" lists over the years, and they all have the same problem. They're basically just ranking the richest towns in the state and calling it a public service. Great schools, low crime, adorable downtown, sure, but also a $1.5 million mortgage. Full disclosure: most of these average home prices are still pretty pricey.

So I built my own version of this list, and this time I made sure price actually counted for something instead of just getting mentioned in passing.

Here's Exactly How I Scored Every Town

I started with two rankings that don't play by the same rules. Niche.com's 2026 Best Places to Raise a Family list grades every NJ town on its own formula covering schools, safety, cost of living, and amenities. HomeSnacks ignores that formula completely and builds its own ranking straight from Census data. Two totally different methods, so any town that landed on both lists got its scores averaged together. That's your family-friendliness score.

Then came the part I actually care about. I pulled median home prices for every town still in play, mostly from HomeSnacks and BestPlaces.net, double-checking a few against Zillow numbers from NJ Patch. I ranked every town from cheapest to priciest and scored it accordingly.

Last step, I split it right down the middle. Half the final score comes from how family-friendly a town ranked. The other half comes from whether a normal person could actually afford to live there. That single decision knocked a few "usual suspects" clean off the list and pushed some genuinely underrated towns way up, some of which you've probably never even considered.
